HORRIBLE AVOID AT ALL COSTS. If you like washing your clothes in DOG POOP then move right on in!
I am a student that moved here and was new to AZ and If I could give this establishment zero stars I would. I have never been so horrified and disgusted by an establishment.
When I first moved in it seemed okay but after having multiple Matience issues and changes to management I am FED UP. In addition to the dirty laundry facilities and extra critters you will for sure find in your in your apartment.
They will even charge you extra Fee’s due to their own office’s document disorganization and multiple management changes. I have been told that management would get back to me about the money they were supposed to backpay me, for charges that should have not been but have received no response in two weeks.

ALSO! if they do “fix” your Matience request they don’t actually fix it. My entire sink unit is about to fall off the wall. Matience never did anything. They came and looked and never came back!!!!!!!

I attached pictures below of the bugs in my lights as well as floorboards that are coming up so anyone can see.
I have lived in this apartment for years and it has gotten significantly worse and I want to save anyone from moving here! If I could move out today I would.
Take it from me it’s not worth it as a full time student to have your money taken as well as sanity when trying to enjoy the space you pay so much money to live in.

There is not much good to say about this place! After 8 months of living there nothing has been fixed. a full request of things that should have been cleaned and fixed even before move in were not done and again its 8 months later and NOTHING HAS BEEN FIXED.
The BIGGEST thing on the top of the list is that we were NOT told at signing the lease it was a smoke free community, it was not on the lease paperwork at all!
I have pictures of the apartment just a couple days before move in and on move in day those requests to Oscar have still not been taken care of.
On a good note...it is quiet here most of the day until the kids get home from school and then quiet again after the sun goes down, thankfully!

To the office staff and property, FIX YOUR PROPERTY and your apartments. Have some respect for your tenants!!!

I am currently residing at Aventura Apts after making the drastic decision to leave my home back in Texas. The supervisor, Jack, and Oscar and the other boys that work there made my transition so smooth. They took care of everything and brought some peace to my life. The environment at Aventura is calm and quiet. The apartments are near a major road called Oracle Rd where you can find anything you need. If you’re at a point in your life where you want to move and might be scared or confused, please call Aventura and I’m confident the team will help out.

Avoid this place.

We lived here for 7 years. At first it was alright, convenient distance to the highway with things to do nearby and washers/dryers on-site. However it ends at that.

The place was already teetering downhill in the past few years, but they got bought out by another company and they've been layering the charges on your rent without improving the quality of living (a paint job on the apartments is only polishing your s***). They charge for just plain parking, I'm not talking about the covered parking... They also charged for extra mail box lockers (that you couldn't opt out of) because the office didn't want to accept packages anymore, lawn care (sorry, "community fees"), and in our latest contract, they stated they would fine you if there were any emergency/police calls that ended with them charging the office. Our apartment was never renovated but they increased the rent alone by $350 in two years, on top of adding around $150 extra in just "fees" monthly.

Homeless and feral cat colonies galore. People don't pick up after their pets so there's plenty of that around too. There's a no smoking policy but it is ignored. People fairly often were in screaming matches outside during the day and rowdy in the middle of the night. There were multiple times police had to storm through and once I recall a helicopter shining light down on all the apartments searching for someone. We made multiple noise complaints of people blaring their bass through the walls to little/no effect.

Maintenance was always questionable and they would never follow up with you. There was one year that the ceiling above our bed leaked repeatedly from the monsoon season and it took them 3 months of constant badgering to fix, they offered a $15 McDonalds gift card as an apology... One time, I didn't realize our autopay option expired, so they slapped a "pay us now or we evict you in a month" notice on our door instead of calling and informing us they weren't paid/if something was wrong, that was the only time I was late paying. Old office staff was rude, the new staff today only offers empty promises and won't get back to you in a timely manner.

Even leaving is a nightmare. We weren't sent the final bill until a little over a month later after moving out, we even called them several times to request it so that we could get this over with. Came with a check a couple days after getting the final bill only to be told it's been sent to "Collections." We've been calling them since asking for a way to pay the final bill and they still can't get their crud together. Collections says they don't have the information, office says they'll "call us back" but haven't. We had to physically go there to see some sort of "progress" and get yet another promise that they'll reach out because they needed to submit a ticket, but it's been almost 2 weeks. To be honest, they don't deserve it.
