STAY AWAY! I am so disappointed living in this community especially with the new management, Greystar.

I brought a coworker over who was interested in seeing the community and that day, I experienced the scandal of a man screaming, yelling loud disgusting curse words, and banging to open an apartment door.

There is also trash everywhere. With the remodeling of apartments, more than once almost stepped into nails and broken glass left outside.

Additionally, the trash valet service costing $30 monthly often does not come. This forces tenants to take the trash to the dumpster. However, you can get a fine if you leave out more than one bag.

With it now being hot enough to go to the pool, the chairs are unsafe to sit in, being ripped apart and torn. I DO NOT recommend this place to anyone.

•Gate has been broken for 2 months so anyone can come in and out.
•Pool was closed the entire summer what a WASTE!
•Maintenance orders gets CLOSED without being completed.
•Fire RED ANTS everywhere and RATS run around on the property at night be careful you’ll get bitten like me and my two dogs did!
•Faulty A/C system, cheap amenities and paper thin walls!!!
.•Mailbox area has residents mail scattered on the ground!
•You’ll be charged fees that are not listed on your LEASE and I mean several FEES!!!!
Neighbors are moving out every other week I’ve lost count of the U-HAUL trucks coming in and going out,

Pros
•Great location, decent staff and grocery store next door.

Greystar STOP advertising as a luxury community and reduce these HIGH rent prices for the value y’all OFFER! I will not be renewing my lease unless things CHANGE for the BETTER.

My wife got her car stolen. The perpetrators live in our community and nothing was done. I think they were purposely protecting these guys since they were teenagers. Cop didn’t do a damn thing either.

Be aware that the rent prices listed online don't include upwards of $100 in additional, unnecessary fees (not including utilities). You'll be forced to pay $30/month for trash pickup, plus up to $75 each time to don't bring the can back inside.
As with most 'new management' situations, rent prices just keep increasing with no actual improvement to the units.

I originally was fine with living here, but everything went downhill when new management took over a few months ago. Renovations that weren't even necessary were being done constantly and as loudly as possible. There was garbage everywhere. Parking was already tight but got even worse because they would block off large sections of the lots in front of the apartments. Communication from management has been abysmal since the renovations have started. Please read the other recent reviews that mention renovations.

The unit itself was fine, I was personally completely okay with the older appliances because the apartment had a good location, reasonable price, and was clean. I have toured the new unit, and I do not believe it is worth the price, especially when compared to other apartments in the area that are actually luxury and worth paying 2k a month for.

EDIT 1: I see that the owner is saying that other luxury apartments in the area start at 2.2k for 2 bedrooms. This is blatantly untrue as Cortland Decatur East and Cortland on Ponce are currently starting around 1.9k and 2k for a 2 bedroom unit.

EDIT 2: We walked into our apartment yesterday to find that the balcony door was open. Not sure who opened it or when, and I assume it had to do with the ongoing renovations, but we were not notified. I have many more negative things to say but this would go on for too long.

What can I say— change is a constant. When I first moved here in 2018, it was a hidden gem. Clean, serene, good neighbors and low price point. The property hadn’t been updated since the 90s (think white cabs and appliances) but all the pros were worth the material cons and the property was well maintained. The office manager was a good human and knew residents by name. When the new owners took over appx early 2024, things really changed and the quality of life here for most tenants declined. It’s not a bad place to live it’s just not the community I moved into and that was enough for me to end my lease.

I recently moved out of Aventura Decatur after living on the property for 2 years and I would not recommend anyone to ever live in this apartment. After the first year and a half of living there the management switched to Greystar management company. Since the management switched, the apartment went from a 4 star apartment complex with only minor problems to deserving negative ratings for the serious problems they have given us and other residents.

When it was time to renew our lease, the new management did not give us the lease renewal offer until less than 30 days before renewal, despite calls asking for it. With other problems including a broken air conditioner that increased our electricity bill by 120% in one month, which they refused to acknowledge was broken, and an incorrect lease which was not corrected until AFTER our current lease had ended. Shelly and Mia, the property managers asked to "check our AC" for themselves, without ever opening the closet that the AC is locked in they proceeded to tell us there was no way it could be broken and argue with us in our own home. It is my understanding that believe Shelly or Mia are certified HVAC repair people. When maintenance finally did check on our AC, after closing work orders without ever coming, they discovered that the sequencer was bad and needed to be replaced, thus the AC was in fact broken.

We decided it would be best to not renew our lease. We informed the leasing office of our plan to move out with a 30 day notice. We then were sent a bill saying that we would have to pay $500 more in rent for a month-to-month lease, which was not stated in our lease. Our lease explicitly stated that any increase in rent would need to be given at least 65 days before the increase took place.

When trying to discuss this problem with the leasing office we have been fought back with from both Shelly and Mia. All emails and calls about this problem since have been completely ignored. We also tried to reach out to the regional Greystar management office many times over phone and email and have not received any responses for weeks despite leaving numerous voicemails.

We are being charged hundreds of extra dollars that will need to be disputed in court if we are unable to contact the property management company.
